Airbnb gives you the co-host tools. It doesn't give you the paperwork.
When you manage someone else's listing, you're handling their money. Most co-host arguments aren't about hosting. They're about numbers nobody wrote down.
- “20% of revenue” is never defined. Gross? After Airbnb's fee? With or without cleaning fees and occupancy taxes? On the example booking below, the answer ranges by $42.72, and that gap repeats on every stay.
- Monthly statements eat an evening. Export the payout CSV, split it by property, subtract fees, cleaning and receipts by hand, then retype it all into something the owner can read.
- Owners question numbers they can't follow. Without a booking-by-booking breakdown, a single cleaning-fee charge can turn into a trust problem. One published co-hosting guide describes a partnership that fell apart over a $200 cleaning-fee dispute.
- Onboarding and turnovers live in your head. Who has the lockbox code? Who approves a $300 repair? Did the cleaner photograph that stain before or after they cleaned?

Owner payout assumes the $120 cleaning fee goes to the co-host/cleaner. Your fees, tax handling and Airbnb fee model will differ; always check against your Airbnb earnings report.

Questions co-hosts ask
Who is this for, and who is it not for?
It's for Airbnb co-hosts managing other people's listings and for small hosts running roughly 1–10 units who want clear commission terms and monthly owner reporting. It's not for large property managers who already use a PMS with owner accounting, and it's not a replacement for bookkeeping or tax software.
Do I need Excel, or does Google Sheets work?
Either. The spreadsheets are .xlsx files that import into Google Sheets (free) or open in Excel. The documents are .docx files for Google Docs or Word, and the turnover checklist also comes as a print-ready PDF.
How does the owner statement use my Airbnb data?
You download your earnings CSV from Airbnb (Earnings, then create a report) and import it into the workbook's Paste_CSV tab. Nothing connects to your Airbnb account; the data stays in your own spreadsheet. If your export uses different column names, map them once in Settings. Built-in checks flag unknown row types or listings you haven't set up. Always compare totals with Airbnb's own earnings report before sending a statement.
Does it work with Vrbo or direct bookings?
The statement workbook is built and tested around Airbnb's earnings CSV. Other platforms' exports aren't officially supported. The commission calculator and all the checklists work regardless of platform.
Is the agreement checklist a contract?
No. It's a checklist of the business terms to discuss, decide and write down, such as commission basis, expense limits, termination and handover. It isn't a contract and it isn't legal advice. Have a licensed attorney in your state draft or review your co-hosting agreement. Some states require a license to manage property for others; ask your attorney whether that applies to you.
